How much should I anticipate the pre-construction condo closing costs these days?

I am currently living in a pre-construction condo, and it will most likely be closing in march 2025..

Can't believe it took more than a year for the builder (who is blaming the city) to close the property.. (I started living here Feb 2024, paying 8% for the monthly occupancy fee.. which is crazy).

That being said, I was wondering how much closing fee I should anticipate these days.. Plus, the builder just announced that the HST rebate thing for the principal owner, that we would have to do it ourselves via CRA instead of them doing it (I don't really understand the concept)..

but mostly likely, does that mean that I need to prepare extra $24K cash (which I will get it back in like 3-4 months from CRA as I am the principal resident) on top of the closing fee?

the total purchase price was about 750K including parking and locker.. devel fee capped at 16.5K + HST.
